We consider all applications to rent before making any agreements with anyone. You will need to apply to rent the property you are interested in first.

You will need a reference from a current or previous landlord, a reference from your current employer or similar.

No, your rates are included in the rent you pay.

No, utilities or WiFi are NOT included in your rent.

No, a gardening service is not included in your rent, you are responsible for the upkeep of your garden yourself as per the terms of your lease.

Yes we would need a deposit in advance if the amount of whatever your monthly rent would be, this deposit is refunded provided all the terms of your lease are met.

Should you pay a deposit to secure a property, and the property is taken off the rental market for you and you then change your mind about taking the property your deposit would usually be non refundable except for exceptional circumstances.

Sorry, no, we offer long term lets. You would be offered a years lease with the option to reapply for another year, each year your lease ends.

All applications to rent are considered, however if it looks like you would be unable to reasonably afford the cost of the rent, we would be unlikely to offer you the property you apply for.

Your rent will usually increase by a reasonable amount each year you reapply to rent your home.

We do accept pets in our properties, they are part of your family and we would like you to enjoy your home with your family. We only ask that a small additional fee of £30 is paid per month per pet to cover for any additional damages or accidents. And that your property including carpets are professionally cleaned should you leave.

Yes, we only rent family homes, and as such up to 3 children are welcome to live with you in the home you rent.

We offer family homes, unfortunately the homes we offer are not suitable for sharers.

No, sorry, we do not accept smokers in our properties. Any  evidence of smoking inside the property you rent could result in the loss of your deposit.

No, all of our properties are unfurnished.

Yes, of course. We understand the property you rent is your home, and as such we would like you to make it as homely as you’d like. We only ask that any walls are returned to a neutral colour should you leave.

No, hanging washing inside your home is a major cause of condensation. You  will need to hang your washing outside or use a vented dryer or similar to dry your clothing as per the terms of your lease.

Yes, you are responsible for any damage you cause. And you will need to have the appropriate contents insurance for your home, as per the terms of your lease.
